BUYING.   You'll receive up to half my commission when you purchase a home through me via a buyer rebate at closing.  If you are not using a lender to distribute the funds for the down payment, lower the price of the home and/or for closing costs you are expected to bring to the table, the cash amount is rebated by the title company via a check or reduction in funds to bring to closing.


SELLING.  "Half Off" is from my commission.  Instead of the 3% seller's agent fee, I charge 1-1/2% often saving you thousands so you have more money to move, use towards the down payment of your next closing.  Sellers are encouraged to offer the full 3% buyer's agent fee to the buyer so they will show your property.


BOTH SELLING AND BUYER.  Here is where you'd receive a practically free listing. However, you are making money on top of the listing fee being a wash if you are buying a more expensive home than the house you are selling.  The buyer rebate addenda will have the full details.
